Pre-qualify for a Home Loan Before House Hunting
Posted by admin in House and Home on July 28, 2010
To buy any house, condo or mobile home, many real estate agents and sellers only accept offers from buyers who are pre-qualified for a home loan or have cash in hand. It is a very rare occasion that someone has adequate money to purchase a new home without some kind of financing required.
Your Credit History Is Relevant
Pre-qualification for any mortgage is heavily based on your current credit score and your debt to income ratios. Financial institutions want confirmation that you have paid bills when due, have the resources available to manage the mortgage for which you are requesting and that you are not presently behind on any of your monthly payment loans.
While a poor credit score is not necessarily %the kiss of death to a% mortgage pre-qualification, having a low credit score typically means a higher interest rate. Typically, the poorer your credit is, the more you will pay overall when borrowing money from a financial institution.
Your best plan of action is to make certain you pay on time. Additionally, never get in over your head with debt. Download a copy of your credit report before you fill out an application for any loans and verify that the information is correct. If it displays late payments that were not, in reality, late, find canceled checks and bank statements as proof and then write or fax the credit bureaus and ask for that information to be adjusted. The same is relevant to accounts that are not ones you applied for or unauthorized charges.
Shop Online for Good Rates
Bank interest rates will fluctuate. To start, there are adjustable and fixed rates. When it comes to adjustable rates, your starting interest rate is low, but it may go up or fall depending on what the prime rate does and the indexes that it the loan is connected to. While adjustable rates can be attractive to the bargain hunter, your mortgage payment usually rises throughout the life of the loan making it tough to get a hold of your mortgage payment.
Fixed rates remain steady throughout the life of your loan, so that you know exactly how much you will be paying for the next fifteen to thirty years. With the arrival of the Internet, it is much easier to find rates that fit your budget. Many online sites will even put rates side by side for you so that you have a bargaining chip to get banks to compete for your business.
All interest rates are linked to points. Points are a percentage of your loan amount that you pay to find a lower interest rate. You will find points ranging from zero to three. Most people go for zero-point loans because they do not have the funds for the extra money required. Talk to your lender about the alternatives. Most are more than prepared to work out a mortgage loan that fits your needs.
Do Not Purchase More than You Can Manage Financially
Though not as common, in the past lenders and realtors were more than willing to help you buy a home out of your budget by employing alternate mortgage plans like interest-only loans. Usually, these loans are affordable, but do not permit you to build up any equity in your home.
On the other hand, consider how much money you can comfortably afford to pay every month and request no more than that amount. You can always bargain sellers down in price and you will have the home you like at a monthly payment you can handily afford.

Home Security Yard Sign. Convincing A Potential Burglar That Your House Is Protected.
Posted by admin in House and Home on July 19, 2010
A security system offers the the best protection against burglary and vandalism. When a potential burglar or vandalizing teenagers know you have a security system, they often pass over your home or business and move on to another. A security yard sign alerts a burglar or ne’er-do-well that you have a security system. Or, if a security system isn’t in your budget or you don’t want to deal with the installation process, a security yard sign placed in your front yard makes potential intruders believe you do.
How Does a Security Yard Sign Work?
Convincing a potential burglar or neighborhood hoodlum that your house or business is protected with a security system or video surveillance can stave off an impending burglary or vandalism to your property. Whether or not you actually have a security system, one glimpse of a security yard sign often scares a thief away. Why would he break into or damage your home or business when there is a more vulnerable house or business down the street?
Where Should You Place Your Security Yard Sign?
Effectively scare away anyone wanting to harm you or your property with a strategically placed and clearly visible security yard sign. The key to the effectiveness of a security yard sign depends on the placement. The following areas are ideal for a security yard sign: All exterior doors, Curb next to driveway, Flower beds and Garage door.
Homes and businesses that can be broken into or vandalized without interruption are a much safer bet for criminals. Advertising the presence of a security system or security cameras makes them believe your home or business isn’t a good target.
Inform potential criminals that they are being watch or recorded or that the police will be alerted if they try to burglarize or vandalize your home or business. Choose a security yard sign from the many different types, brands, and sizes.
In addition to placing a security yard sign on your property, you can implement other low-cost home security items, such as dummy cameras and alarm decals.
A home security yard sign is an inexpensive alternative to protect your home.

How do I cultivate (in a home garden) mangoes? eg how and when do i prune?, fertilize etc.?
Posted by admin in House and Home on July 16, 2010
The first thing to do is to choose a proper place to plant your tree. If you want to get a good yield the mango tree should be able to root properly. This will require that it is planted at least 5m or more from any obstruction such as a wall or the house. This is important if you do not want the roots to send fissures along your walls when the tree grows. Best time for pruning is just after a yield. The tree has not yet started flowering again. If you prune it then it should be less harmful in the extent of harm to the tree in the long run. This is because when a tree flowers there is an increase in amount of nutrients carried in the sap. There will therefore be less loss of valuable nutrients when the sap lost on pruning contains less of these.
Exterior Lighting Protects House – Light Up Your Home For D
Posted by admin in House and Home on July 8, 2010
Home security and that of the business premises is foremost in every responsible owner’s mind, be it a family guy or a single person; but the simplest solution to the effective way to protect both places is one not many instantly think of – which is, exterior lighting.
Yes, exterior lighting is the simplest and most effective method of building a security shield around the premises, be they residential or commercial as it gives the impression of someone being present on them.
Exterior lighting also works to ward off potential intruders from breaking-in to the property that is well-lit in the fear of being sighted as it saves those on the premises from inadvertent work hazards of tripping/knocking over something/getting hurt by a protruding object etc. if working late hours.
Any premises that does not have adequate exterior lighting is more likely to be targeted by burglars and intruders who are looking for an opportunity mostly to break-in to homes and offices that give out the wrong signals: of being less cautious or knowledgeable about deterrents, such as good lighting and alarms. Since most intruders work on the principles (or lack of them, actually speaking) of opportunity arising and therefore moving in for the kill, a dark space spells more potential for them as it is usually concealed well from others present in the vicinity that may be well-lit up. Dark places typically also have the access points hidden well to provide the intruder with a good reason to think he can enter and break-in and even get-away fast enough if he is quick on his feet since it lacks the deterrent spell of a lighted home or office.
Thus, to nab a criminal, they say, you must think like one: so when designing your home, ensure that all access points have strong doors, bolts and windows that are lockable besides getting adequate lighting after evening sets in. Avoid building storage sheds near doors or windows as these prevent you from seeing if someone is hiding outside or conceal movement.
Exterior lighting is not always recommended for improving security conditions in a home or office, but also for your better Health and for livening up the place.
Good lighting is essential to the essence of a home and for keeping risks at a minimum, especially with children or old folks in the home or even when entertaining friends; this applies to an office environment as well. So, you can find out more about motion sensor lights that work to light up only that areas where any movement is detected, which is a good way to get off your neighbors’ nerves should you have resorted to the alternative of keeping all lights all through the night –annoying and expensive!
If you have access to solar powered decorative lights, you can be sure of enhancing the look of your landscaping besides also scaring off possible intruders, even though the earlier mentioned variety of lights is the better kinds for alerting the homeowner about a stranger’s presence – but if only inside the house.

Posted by admin in House and Home on June 29, 2010
Finding the right house cleaning service for you and your family is much easier then it use to be thanks to the internet, but the internet is not the only place to find a great house cleaning service. If you are one of the 1000’s of people looking for a service right now and are not sure how to find the best company for you and your family make sure you read this article.
House Cleaning Service Options.
Still one of the most popular house cleaning services around today is Molly Maids. Molly Maids was founded in 1979, and has its headquarters in Memphis, Tennessee. They are actually the largest home cleaning franchise network in the world, but since each office is independently owned and operated you still get the small town customer service.
One of the advantages to using a big company like this is the trust factor you can trust that they will be around next week and won’t be going out of business anytime soon. One of the disadvantages though of using a large company like this is price. On average Molly Maids is more expensive then a smaller one or two person show but many times in life you do get what you pay for.
If you go with one of the smaller cleaning services make sure you do plenty of research to ensure they are reliable and trustworthy. After all you are inviting these people into your house each and every week. Here is a list of some of the items you may want to research.
· Ask for and actually call their references
· Are they bonded and insured
· How long have they been in business
· Do they have a business license
· Do they have a office or do they work out of there home
· Do you feel you will get good customer service
We all know that some companies are more reputable than others, and so you want to make sure you take the time to find a business that is legit and that is deserving of your hard earned money; Once you have narrowed the list down to your top two or three companies weather big or small call and check with the Better Business Bureau in your area to determine if any pervious clients have had problems with any of the companies you are considering doing business with. If the company has negative reviews from the BBB that usually means that a customer complained and the company refused to work to solve the complaint.
With all this information you will be able to make an informed decision in regards to which house cleaning service is right for you and your family.
